Once you open a project's RERA page, verify these critical details:

1. Registration Status

  • Registered / Active: Project is RERA-approved and compliant. This is what you want to see.
  • Applied / Pending: Application submitted but not yet approved. NOT the same as registered.
  • Expired / Revoked: Registration has lapsed or been cancelled. Avoid.
  • Suspended: Serious compliance issues. Avoid.

2. Project Details

  • Total land area and number of plots/apartments
  • Approved layout plan (compare with what the developer is showing you)
  • Project type (plotted / group housing / mixed)
  • Commencement certificate status

3. Promoter/Developer Details

  • Legal name of the promoter entity (must match the builder-buyer agreement)
  • Registered office address
  • GST number and PAN
  • Promoter's track record — previously completed projects and pending projects

4. Complaints History

Check the "Complaints" section on the project page:

  • Number of complaints filed against the project
  • Nature of complaints (delay, specification change, common area issue, etc.)
  • Status of complaints (pending, resolved, adjudicated)
  • A project with 0-2 resolved complaints is normal; 5+ unresolved complaints is a red flag

5. Quarterly Update Status

RERA mandates developers to file quarterly updates on construction progress. Check:

  • Are updates being filed regularly?
  • Is the construction progress consistent with the committed timeline?
  • A developer who hasn't filed updates for 2+ quarters is potentially non-compliant

Red Flags to Watch For

  • "Applied for RERA": This means the project is NOT registered. The application could be pending, deficient, or even rejected. Do not treat this as RERA approval
  • RERA number not found on portal: If a broker quotes a RERA number that doesn't appear on the portal, it's fabricated
  • Mismatch in project details: If the RERA portal shows 200 plots but the developer is selling 250, there's an unapproved expansion
  • Expired registration: Developers must renew registration. An expired registration means the project is currently unprotected
  • Multiple unresolved complaints: Pattern of buyer grievances is the strongest warning signal
  • No quarterly updates: Indicates developer is not complying with RERA's reporting mandate

What "Applied For" Means — It's NOT Approved

This deserves emphasis because it's the most common misleading claim in real estate marketing. When a developer says "RERA applied for":

  • The application may be incomplete — RERA often returns applications for deficiencies
  • The application may be under scrutiny — RERA examines land title, layout approvals, financial capability
  • The application may be rejected — and the developer may reapply, continuing to claim "applied for"
  • There is no timeline guarantee for approval — it could take 3-12 months
  • Until the registration is granted, you have zero RERA protection
